Sherbourne Limited Unveils $2.1 Billion Kingston Two Apartments (K2) Development in Bournemouth Gardens

In an exciting move for Kingston’s real estate landscape, Sherbourne Limited has officially broken ground for its much-anticipated residential project, Kingston Two Apartments (K2). This $2.1-billion development is set to redefine luxury living in Bournemouth Gardens, Kingston, with Prime Minister Andrew Holness participating in the groundbreaking ceremony on December 19, 2023.

Situated in the picturesque Bournemouth Gardens, Kingston 2, K2 will stand tall as a 10-storey residence boasting 119 units. The thoughtfully designed units range from studios to two-bedroom apartments, offering a diverse selection for potential residents. The breakdown includes 54 studios (374 sq. ft.), 28 one-bedroom units (738 sq. ft.), 35 two-bedroom units (827 sq. ft.), and 2 two-bedroom super units on the ninth floor (1,201 sq. ft.). Notably, all units promise breathtaking waterfront views of Kingston Harbour.

The development’s list of amenities is as impressive as its architectural design, featuring a secure gated entrance, 150 parking spaces, an outdoor entertainment deck, a ground-floor lobby and lounge, a roof terrace housing a fitness center and pool, an onsite wastewater system, and water storage tanks equipped with a backup generator for common areas. BYD Construction has been selected as the contractor for this project, with a targeted completion date set for the fourth quarter of 2025.

Prime Minister Andrew Holness, in his keynote address, highlighted the global value of waterfront properties, emphasizing the government’s commitment to stimulating such developments. He outlined ongoing initiatives, such as the expansion of the boardwalk along Port Royal Road, which align with the vision of creating a linear park extending to Sir Florizel Glasspole Drive, promoting a safe and recreational environment for the community.

The Prime Minister commended the K2 development and expressed optimism about its positive impact on the region’s character. He believes that the success of K2 could make East Kingston and Port Royal a prime destination for future housing developments.

Phillip Paulwell, Member of Parliament for Kingston East and Port Royal, emphasized the significance of K2 as a model for the Corporate Area’s development. He urged priority employment for skilled and unskilled workers from the community, emphasizing the project’s potential to be a transformative force.

Director of Sherbourne Limited, Michael Lake, disclosed starting prices for K2, offering accessibility to a broad range of investors. Studios start at $16.2 million, one-bedroom units at $28.8 million, and two-bedroom apartments at $34.6 million. Lake highlighted the expansive window openings in each unit, providing homeowners with uninterrupted views of the scenic harbor.

K2 not only introduces a new standard of residential living but also presents an opportunity for Jamaicans to invest in real estate with significant capital appreciation potential. As Kingston eagerly awaits the completion of this landmark development, the K2 project stands as a testament to the city’s continuous growth and progress in the real estate sector.
